Foundation work can cost thousands. Nationally, most homeowners pay $2,225–$8,133 (Angi). Use this 12-point checklist to choose a contractor with confidence. Print it or keep it open during your inspection.

  1. ☐ They explain the cause. Not just the fix. You should understand why your foundation moved.
  2. ☐ They measure. Elevation readings across the home, written down and shared with you.
  3. ☐ Written, itemized quote. Pier count, pier type, depth expectations, drainage and permits listed separately.
  4. ☐ Engineer involvement. Ask whether a structural engineer designed or reviewed the plan.
  5. ☐ Warranty in writing. What's covered, for how long, and whether it transfers when you sell.
  6. ☐ Proof of insurance. Ask for a certificate of liability insurance.
  7. ☐ Permits handled. Who pulls the permit, and is it in the price? Angi lists permits at $75–$150.
  8. ☐ Plumbing check. Ask whether they test for under-slab leaks before or after lifting.
  9. ☐ Real reviews. Read reviews on independent sites, and look for how they respond to problems.
  10. ☐ No same-day pressure. A fair price today is a fair price next week.
  11. ☐ Clear payment terms. Avoid paying most of the job up front.
  12. ☐ Drainage advice. Good pros will tell you when water management is part of the fix.

Frequently asked questions

How many quotes should I get?

Angi recommends talking to at least three local pros. Comparing quotes on the same scope (pier count, depth, warranty) is what makes them useful.

How does LevelSATX Foundation Network vet contractors?

Every contractor must pass our published vetting process before we send them a request. See How We Vet for the criteria.
