Foundation repair is expensive enough without sales traps. Nationally, most homeowners pay $2,225โ€“$8,133 (Angi, 2026). Here are 12 red flags in quotes, sales tactics and warranties so you can walk away early, or ask better questions.

Picture this

Here's a typical scenario (not a real customer). A salesperson walks the house for ten minutes, never pulls an elevation tool, and offers a same-day discount if the homeowner signs before dinner. The warranty is "lifetime," but the packet is only available after a deposit. That pattern fails multiple checks below.

12 foundation repair red flags

  1. Same-day 'today only' discount. A fair scope is still fair next week. Urgency that blocks comparison is a sales tactic, not a soil emergency (unless they can show active structural danger).
  2. No elevation readings. If they will not measure and share numbers, you cannot verify the pier plan later.
  3. Cause skipped. Piers without an explanation of moisture, drainage, plumbing or fill leave the problem half-solved on San Antonio clay.
  4. Lump-sum quote only. You need pier count, pier type, drainage and exclusions broken out to compare companies.
  5. Warranty you cannot read before paying. Ask for the full warranty document up front. Marketing slides are not coverage.
  6. Lifetime warranty with huge exclusions. Lifetime means little if drainage neglect, plumbing leaks or 'soil movement' void everything. See our warranty guide.
  7. Large payment before materials arrive. Avoid paying most of the job up front. Reasonable deposits exist; emptying the bank before work starts does not.
  8. One method for every house. Every slab gets the same pier count, or every pier-and-beam gets only reshims, with no measurements to back it up.
  9. Discouraging a second opinion. Good companies expect you to compare. Pushback against engineer review or another bid is a warning.
  10. Door-to-door after storms with high pressure. Storm-chaser patterns show up in many home services. Verify identity, insurance and local presence before inviting work.
  11. Will not put plumbing testing in writing. When symptoms suggest an under-slab leak, vague 'we'll look at it' language is not a plan.
  12. Reviews that cannot be checked independently. Be wary of stacks of reviews only on the company site. Look at independent sources yourself; we do not invent ratings.

What a healthier process looks like

  • Elevations measured and shared.
  • Cause explained in plain English.
  • Itemized written quote.
  • Warranty document before you pay.
  • Time to compare other bids.

Use the hiring checklist, the SA comparison worksheet, and questions to ask.

Why clay makes red flags costlier here

Bexar County's shrink-swell clay (Texas Master Naturalist) and moisture-driven heave or settlement (TDLR) mean a pier-only pitch with no moisture plan is especially risky. Compare methods on foundation repair methods compared.

Frequently asked questions

What are the biggest foundation repair red flags?

Same-day pressure, no elevation measurements, vague lump-sum quotes, warranties you cannot read before paying, large upfront payments, and blaming everything on 'bad soil' without a moisture or plumbing plan.

Is a low bid automatically a scam?

Not always, but a bid far below others with fewer piers, no drainage and a thin warranty deserves hard questions. Compare scope first, then price.

Can salespeople diagnose without measuring?

A walkthrough can spot symptoms, but a serious repair recommendation should include elevations and a written cause. Skipping measurements is a red flag.

Does LevelSATX Foundation Network guarantee I will never see a bad actor?

We vet network partners against published criteria before matching, and you still decide. Read How We Vet. We do not perform repairs ourselves.

What should I do if I already signed under pressure?

Review the contract's cancellation terms, keep all documents, and consider a second opinion or engineer review before work starts if you still can.
