Foundation repair warranty: what lifetime and transferable really mean

A warranty can be the difference between sleeping well and fighting a claim years later. "Lifetime" and "transferable" sound comforting, but the fine print decides what you actually get. This guide covers what foundation repair warranties typically cover, questions to ask, and red flags, with no partner-specific claims.
Picture this
Here's a typical scenario (not a real customer). A homeowner signs a "lifetime" warranty after a pier job. Five years later a new crack appears in a different wing of the house. The company says that area was never in the scope, and the warranty only covers the piers they installed. The homeowner wishes they had asked for a map of covered areas and transfer rules before paying.
What to look for in a foundation warranty
- Covered work. Which piers, beams or areas are covered? Ask for a diagram or address list of covered locations.
- Covered failure. Settlement of repaired areas? Re-leveling? Materials only? Labor?
- Exclusions. Drainage, plumbing leaks, landscaping changes, additions, soil heave from new moisture, acts of nature.
- Your maintenance duties. Many warranties expect you to keep gutters clear, maintain positive drainage, or water the foundation in drought. Get those duties in writing.
- Transfer rules. Can the next owner use it? Is there a fee, inspection or time limit to transfer?
- Who stands behind it. The installing company, a third-party insurer, or a manufacturer? What happens if the company is sold or closes?
- Claim process. How do you file, how fast they respond, and whether they remeasure elevations.
"Lifetime" is a marketing word until you define it
Lifetime usually means for the life of the structure or while you own it, not "anything forever." Ask:
- Is it lifetime for the original owner only, or transferable?
- Does lifetime cover materials, labor, or both?
- Is coverage limited to the original pier locations?
- Does a claim require you to keep yearly service visits?
Questions to ask before you sign
- Can I have the full warranty document before I pay a deposit?
- What exactly voids this warranty?
- If the house settles again in a covered area, do you re-level at no charge?
- How do transfers work for a sale?
- Is there a third-party warranty option, and what does it cost?
Pair these with the broader hiring checklist on how to choose a foundation repair company and our red flags list.
Cost context (not a warranty price)
Warranties are part of the job, not a separate product you should price in isolation. Nationally, most homeowners pay $2,225โ$8,133 for foundation repair, with piering often listed around $1,000โ$3,000 per pier (Angi, 2026). Those are national figures, not San Antonio quotes. A cheaper bid with a hollow warranty can cost more later.

What does a lifetime foundation warranty usually cover?
It varies by company. Many lifetime or transferable warranties cover the repaired areas against further settlement of those piers, not every future crack or unrelated cosmetic damage. Always read what is covered, what is excluded, and what maintenance you must do.
Are foundation warranties transferable when I sell?
Some are, some are not, and some transfer only after a fee or inspection. Ask for the transfer rules in writing before you sign. Buyers and title companies often ask for the warranty paperwork.
Does a warranty mean I will never pay again?
Not necessarily. Warranties often exclude drainage neglect, new plumbing leaks, additions, earthquakes or acts of nature, and work done by others. Ask what voids coverage.
Should I pick the company with the longest warranty?
Length alone is a weak signal. Compare coverage, exclusions, transfer rules, who honors the warranty if the company changes hands, and whether the scope of work matches the problem.
Does LevelSATX Foundation Network warrant repairs?
No. We are a matching service. Independent network partners do the work and issue their own warranties. We do not perform repairs or back partner warranties.
