A second opinion is not an insult to the first company; it is normal diligence on a repair that nationally averages $5,175 and for most homeowners runs $2,225โ€“$8,133 (Angi, updated Oct 26, 2026).

The story: two companies, two diagnoses

Picture this (a typical scenario, not a real customer). One company recommends eighteen piers; another says six and a drainage fix. Both sound confident. Without measurements and a written cause, there is no way to know who is right, which is exactly when a second opinion pays for itself.

When to get a second opinion

  • The quote is large or the scope is unusually big.
  • No elevation readings or written cause were provided.
  • You feel pressure to sign today.
  • Two bids disagree on cause or method.
  • You are buying or selling and need documentation.

How to run it

  1. Share the same photos and the first quote with the second reviewer, or keep it blind and compare afterward.
  2. Ask both for elevations, cause and a written scope.
  3. Use the quote worksheet to compare line by line.
  4. Check the methods comparison if they conflict.

On San Antonio clay (Texas Master Naturalist), ask both reviewers how they will deal with moisture (TDLR bulletin).

Frequently asked questions

Is a second opinion worth it?

Often yes when a quote is large, unmeasured or pressured. It is cheap relative to the repair.

Will a free inspection count as a second opinion?

It can, as long as it includes measurements and a written cause. It will not be fully independent because the company also sells repairs.

Who gives the most independent opinion?

A structural engineer who does not perform the repair. Fees vary; ask upfront.

Does LevelSATX Foundation Network replace my first company?

We do not replace anyone. We offer a free inspection match with one vetted, independent network partner so you can compare.
